The subsidy housing market targets those families earning between R nil and R3,500 per month. This is commonly referred to as the ‘give-away home’, whereby a subsidy is allocated to a beneficiary. Through this subsidy, the beneficiary acquires a stand and builds a housing unit with a minimum acceptable size of 40 square metres. National Government, on an annual basis, determines the low-cost housing subsidy quantum. Contractors have to yield a margin within this parameter.
The South African Constitution enshrines the right of everyone to have access to adequate housing. The State must take reasonable legislative and other measures within its available resources to achieve the progressive realisation of this right.
In response to this imperative, Government, in terms of the Housing Act 1997 (Act No 107 of 1997), introduced a variety of National Housing Subsidy Programmes that provide the poor and low- to middle-income households with access to adequate housing.
Amongst the many programmes, Finance Linked Individual Subsidy Programme (“FLISP”) is specifically intended for the market segment that does not qualify for a home loan but exceeds the maximum limit applicable to access Government’s ‘free basic house’ subsidy scheme. This market segment, generally known as the ‘affordable/gap’ market, earns between R3,501 and R15,000 per month. Households in this segment, if buying a home for the first time, may apply for a FLISP subsidy.

This division specializes in assisting individuals/corporate clients who is the existing owner of land to construct such housing unit on the relevant property(ies) as chosen by them. SDC shall, in close consultation/liaison with the Client, oversee the design, management and construction of the entire process until occupation, and would also assist with the future maintenance and/of further advise.
We have constructed a number of ‘speculative-build’ houses, which were then sold to end-user purchasers after completion. These houses ranged in finishing specifications and selling values from R1,4 million to R2,7 million. This is a model we continue to explore. Contact us for more information.
This component forms part of the ‘Private Housing’ division and refers to those projects where we partner with the landowner. We oversee the all-inclusive design process of the housing units, conduct the marketing and sale thereof and finally construct the dwelling unit against direct payment from the financier/bank.
